Transformation From Empty Industrial Unit to a Business 'Home' - Hethel, Norfolk
After a decade of growth, Xcell Misting had outgrown their current premises and were relocating to a much larger space.
The company invited Acorn Works to inspect the new proposed building, while empty, and to produce full turnkey proposals. Our brief was to transform the industrial unit into a fitted office and warehouse premises. A space that would be suited to the way they work and that they could call home.
Project Outline
One of the many services we offer at Acorn Works is a full turnkey solution to workplace refurbishment. In effect you hand us the keys to your workplace, we carry out all the works and planning and hand back the keys once it’s complete.
When working with new clients it’s essential to understand how you operate as a business, what your goal is for the future and then advise, based on our experience, how best to incorporate that into the design of the given area.

Step one was for our team to design a suitable layout to suit not only the client but also best use the building, while ensuring building regulations were met. The layout featured office and meeting spaces, a welcoming area, welfare facilities, stores, plant room, stairwells, and a workshop. After only a few minor changes this layout was agreed and the works proceeded.
The addition of an extensive mezzanine floor created a large first floor office space. Once the floor was constructed, the walls could be built to form the various work spaces. Before the partitioning was installed we marked out all the walls on the floor and invited the client over to get a better feel for the space and ensure that they were 100% happy with the room sizes. Measure twice, cut once!
The key walls were put up to form the main areas followed by the installation of ceilings and the fire protection required to meet regulations. New external windows were cut into the building to allow for more natural light to flow into the office areas on the new first floor.
Custom staircases were fitted including a larger entrance staircase with glass balustrade. Toilets and tea points were created, carpets and vinyl floor laid and finally decoration throughout in selected colours by the client.

Project Challenges
We presented various options on how best to heat, cool and gain power from the building; from a standard air conditioning install through to a HVAC system and also solar panel options. XCell Misting chose the latest energy efficient utilities including air source heating and LED lighting as well as use of natural sunlight to reduce the company’s carbon footprint.
The building was a complete blank canvas when we began work which meant the first thing we needed to do was to set up welfare facilities for our teams and most importantly somewhere to make a hot cup of tea during the winter months!
The project took 12 weeks in total. The client needed to move in at the end of March 2021, which they did, thanks to good planning and hard work from all of our team.
